Why get one
From 1 July 2027, the gain on an investment property is split into a pre-reform portion (still eligible for the 50% CGT discount) and a post-reform portion (indexed, with a 30% minimum tax). That split depends on what the property was worth on the day — so that figure can materially change your tax bill.
Without an override, this calculator estimates that value using the ATO's apportionment formula. A professional valuation can produce a different, independently defensible figure — and industry commentary suggests the apportioned estimate often lands lower than a proper valuation would. Retrospective valuations are routinely accepted by the ATO, but the closer to the date they're done, the more current the supporting evidence.
As a guide, a desktop residential valuation typically starts from around $350, a full walk-through roughly double that, and larger or more complex properties from around $1,000 — get a quote from the valuer directly, as pricing varies.
An online estimate from realestate.com.au or Domain is a useful starting point for the "current estimated value" field elsewhere in this calculator, but it isn't a substitute for a tax-grade valuation here.
