How we can help with your investment property, purchase or sale decisions
We provide a comprehensive range of property reports that help buyers, sellers and investors understand the financial impact of the new Capital Gains Tax and Negative Gearing changes on buying, selling or holding Australian property
“I'm concerned about the new CGT. When is the best time to sell my investment property to minimise my tax?”
The CGT reform calculator estimates the tax on a sale at any date you choose, before or after the 1 July 2027 changes, split across every owner.
“I need a baseline value of my investment property at 1 July 2027.”
The estimated property value report estimates the market value of your property as at 1 July 2027 — the figure the new CGT rules split on — from your details or a professional valuation.
“I'm buying a commercial investment property, how much cash do I need up-front to complete the purchase?”
The commercial purchase costs report adds up the deposit, inspections, valuation, stamp duty, lender fees and legal costs so you can see the up-front cash a commercial purchase actually takes.
“I'm looking to acquire an investment property. What is the potential ROI on this investment?”
The investment thesis report models what the property costs you to hold each year after rent, interest, land tax and your marginal rate — and names the assumptions that move that number most.
“I'm the accountant. I need this for a client.”
The firm portal puts your logo and colours on a dated PDF, keeps every report in one place, and charges one credit per address — edits and re-exports are free.
“I'm buying a new home, how much cash do I need up-front to complete the purchase?”
The residential purchase costs report adds up the deposit, inspections, stamp duty, lender fees, legal, insurance and moving costs so you can see the up-front cash a purchase actually takes.
Why the date on everything matters
From 1 July 2027, CPI indexation of the cost base and a 30% minimum tax replace the 50% CGT discount. Gains are split at the property's value on that day, so the same sale can produce materially different tax depending on which side of the line it falls — and on what the property was worth when the line was drawn.
That single value is worth getting independently rather than estimating. Find a registered valuer well before the date, while their diaries are open.
